1. How do I enroll in an online (distance-learning) course or seminar?

The Luis Nieves Institute, honored with the Legacy Institutional Award 2025 by the Department of State of Puerto Rico and the Board of Brokers, Salespersons, and Real Estate Enterprises for 30 years of educational service excellence, offers a simple and accessible enrollment process:

Enrollment Steps:

  1. Visit: https://luisnieves.indielms.com

  2. Create your student account (Sign Up).

  3. Access the Catalog and select the desired course or seminar.

  4. Add it to the cart and click Submit.

  5. Proceed with payment through Stripe or PayPal.

Authorized Alternative Payment Methods:

  • Bank deposit

  • Mailing a money order or cashier’s check payable to Luis Nieves, P.O. Box 190080, San Juan, PR 00919-0080

  • ATH Móvil: 787‑942‑5858 (Authorized personal account)

Important: For any of these alternative payment methods, you must call 787‑942‑5858, as they require authorization and specific instructions.

Once payment is confirmed, the Institute will activate your access to the course or seminar. You will receive instructions by phone and email. The system is intuitive, accessible, and easy to use.

2. How many continuing education credits does a real estate broker need?

According to Law 10 of 1994, a licensed broker must complete 6 annual hours of continuing education.

3. How many continuing education credits does a real estate salesperson need?

According to Law 10 of 1994, a licensed salesperson must complete 4 annual hours of continuing education.

4. What are online courses and seminars like?

Courses are fully online and designed for students to progress at their pace (On Your Own Pace). They include:

  • Readings

  • Videos

  • Study materials

  • Evaluations (quizzes, multiple choice, or summaries)

Upon completion, you will receive a digital certificate. Questions are answered via text, phone, or email with the assigned instructor.

5. When does the year begin for continuing education credits?

The year begins on the date your license is issued.

Example: If your license is issued on January 30, your cycle runs from January 30 to January 30 of the following year.

6. How many hours is the Real Estate Broker course?

The course consists of 90 hours.

7. How many hours is the Real Estate Salesperson course?

The course consists of 72 hours.

8. What is the minimum age to enroll in any course?

You must be 18 years old at the start of the course.

9. What requirements must I meet to begin a real estate course?

General Requirements:

  • Complete the NU application

  • Make the corresponding payment

Academic Requirements:

  • Salesperson: High school diploma or equivalent

  • Broker: 60 university credits or equivalent

Degrees from accredited U.S. universities are accepted. Foreign degrees must be evaluated by:

10. What is the difference between a Broker and a Salesperson?

Broker:

  • May work independently

  • Manages an escrow account for deposits

Salesperson:

  • Must work under a broker

11. What is the mandatory Continuing Education curriculum?

Real Estate Broker:

  • 3 credits in Financing

  • 6 credits in Laws and Legal Aspects

  • 3 credits in Ethics

  • 3 credits in Sales Techniques and/or Social Media

  • 9 elective credits

Real Estate Salesperson:

  • 6 credits in Laws and Legal Aspects

  • 3 credits in Financing

  • 3 credits in Ethics

  • 4 elective credits

12. Can I register for more than one course or seminar at the same time?

Yes. Simply enter the catalog, select the desired courses, add them to the cart, and complete the process.

13. What happens if I do not complete continuing education on time?

You must complete double the hours you failed to take.

14. How long do I have to renew an expired license?

Law 10 of 1994 grants one year to renew. If 90 days or more have passed, you must submit a sworn affidavit certifying that you did not conduct transactions with the expired license.

15. What are the advantages of renewing before expiration?

There is automatic renewal, which grants an extension if all documents are submitted no earlier than 30 days before the expiration date. This must be verified with the Real Estate Board.

16. How long do I have to complete an online course or seminar?

  • Course: 120 days

  • Seminar: 30 days

You may request a free extension from the academy director.

17. Can I take courses anytime and from anywhere?

Yes. Courses are available 24/7 from any computer, tablet, or cellphone with Internet access.

18. Are online courses and seminars authorized?

Yes. All are authorized by:

  • The Real Estate Brokers, Salespersons, and Enterprises Board

  • The Department of State

The Institute’s instructors hold the Distance Educator Certification CA‑76.

19. What happens if I start a course and want to continue another day?

The system automatically saves your progress. You may close the window and return whenever you wish.

20. Can I use any computer or tablet?

Yes. Compatible with:

21. Are the Institute’s instructors certified?

Yes. All are licensed brokers and certified instructors by the board, including historical licenses IG‑08 and IG‑09.
